Nassau Airport Development Company (NAD) has reissued a Request for Expression of Interest for the development of a hotel at Lynden Pindling International Airport. The company aims to meet increasing demand in the tourism sector and contribute to a broader development plan.

Invitation for Hotel Development at LPIA

Nassau Airport Development Company (NAD) has reopened a Request for Expression of Interest (RFEOI) for the development of a hotel at Lynden Pindling International Airport (LPIA). The company invites local and international entities to propose plans to design, build, finance, and manage a midscale to upper-midscale hotel. The initiative is part of a broader Landside Development Master Plan and Strategy (LDMS), and it is hoped to add up to 240 rooms to the local accommodation options.

Project Part of Larger Plan

The proposed hotel is a crucial component of the LDMS, a collaborative effort between NAD and Vantage Group to establish a new «Gateway District» at LPIA. The project aims to stimulate economic growth, enhance the airport experience, and diversify the airport’s revenue streams.

Urgent Need for Accommodations

The hotel development comes at a crucial time when hotel room availability is not keeping pace with tourism growth. In 2023, average occupancy rates reached 72.1%, with some properties reporting rates as high as 95% during peak periods in 2024. This situation highlights the urgent need for new accommodations.

About The Proposed Hotel Site

The proposed hotel location includes approximately 5 acres of land situated southwest of the intersection of the main Airport Exit Road and Windsor Field Road. The site can accommodate up to 240 rooms across one or two buildings and approximately 280 parking spaces. Infrastructure is already in place, making the location ready for immediate development.

Facilities and Sustainability

The hotel is expected to cater to a diverse range of guests. Proposed amenities include a restaurant and café, fitness and business centers, meeting rooms or convention space, and a pool. Developers are encouraged to incorporate sustainable construction and renewable energy practices.

RFEOI Process

The RFEOI process consists of two stages. Stage one requires interested proponents to submit an Expression of Interest, highlighting their qualifications, financial capacity, development experience, and project approach. Short-listed proponents will then be invited to participate in a Request for Proposals (RFP) process for stage two.

Local Bahamian participation is strongly encouraged, and proponents will be required to outline how they intend to incorporate local partnerships and community investment into their plans. The deadline for submissions is June 25, 2025.
